Something big is happening in Monmouth County, and it's not just the summer real estate market.
Netflix Studios Fort Monmouth is officially taking shape, and the development is creating significant interest in the communities surrounding the former Fort Monmouth.
As a local Jersey Shore Realtor, these are the numbers and trends I'm watching right now.
Netflix Studios Fort Monmouth: The Latest
Netflix has officially reached a major construction milestone.
- The final structural beam for Stages 3 and 4 was installed in June 2026, completing the structural topping-off of all four soundstages planned for Phase 1.
- The Fort Monmouth project encompasses approximately 292 acres across Eatontown and Oceanport.
- Netflix plans to invest approximately $1 billion into the overall development.
- The completed campus is planned to include 12 soundstages and nearly 500,000 square feet of soundstage space.
- Phase 1A is currently targeted for completion in summer 2027, with Phase 1B targeted for fall 2028.
- The project is expected to generate thousands of construction jobs and establish a major permanent production hub in New Jersey.
In other words: Netflix isn't just coming. Construction is underway.
What's Happening With Real Estate Nearby?
The communities immediately surrounding Fort Monmouth are showing strong demand, although the market varies from town to town.
Homes Selling Above Asking Price
According to the latest available town-level data:
- Little Silver: 80.2%
- Shrewsbury: 70.2%
- Red Bank: 51.5%
- Oceanport: 46.8%
- Eatontown: 36.1%
Average: 57%
That means more than half of the homes sold across these five communities are currently closing above their original asking price.
That is a strong indicator of continued buyer competition in the area.
The Five Markets I'm Watching
Little Silver
- Median sale price: approximately $1.29 million
- Approximately 36% year-over-year price growth
- Homes selling in about 13 days
- 80.2% selling above asking
Little Silver is currently one of the most competitive markets in the area, with buyers competing for a limited number of homes.
Shrewsbury
- Median sale price: approximately $1.30 million
- Approximately 30% year-over-year price growth
- Homes selling in about 11 days
- 70.2% selling above asking
Shrewsbury is another extremely competitive market, with desirable properties frequently receiving multiple offers.
Red Bank
- Median sale price: approximately $800,000
- Approximately 25% year-over-year price growth
- Homes selling in about 24 days
- 51.5% selling above asking
Red Bank continues to attract buyers who want a combination of downtown amenities, restaurants, transportation, and proximity to the Jersey Shore.
Oceanport
- Median sale price: approximately $984,000
- Approximately 18% year-over-year price growth
- Homes selling in about 23 days
- 46.8% selling above asking
Oceanport is particularly interesting because it sits directly next to the Netflix development.
As construction progresses, this is one of the communities I'll be watching most closely.
Eatontown
- Median sale price: approximately $590,000
- Approximately 6% year-over-year price growth
- Homes selling in about 28 days
- 36.1% selling above asking
With Fort Monmouth located directly within the community, Eatontown could become an increasingly attractive option for people looking to live close to Netflix Studios.
Is Netflix Already Driving Home Prices?
This is where I think it's important to separate facts from speculation.
It would be impossible to say that Netflix is responsible for all of the price appreciation we're seeing.
Monmouth County was already highly desirable because of:
- The Jersey Shore
- NYC commuting options
- Established neighborhoods
- Restaurants and downtown communities
- Desirable schools
- Employment opportunities
- Coastal lifestyle
But Netflix adds something significant:
Jobs + investment + national attention + potential relocation demand
As construction continues and Netflix's production operations grow, more employees and entertainment-industry professionals may begin looking at communities surrounding Fort Monmouth.
And they aren't necessarily going to look only in Eatontown and Oceanport.
They may also consider Little Silver, Shrewsbury, Red Bank, West Long Branch, Tinton Falls, and other nearby communities.
What Does This Mean for Buyers?
If you're considering buying near Fort Monmouth, don't assume that every property will sell for significantly over asking.
The market is very property-specific.
Pay attention to:
- Location
- Condition
- Price
- Taxes
- Flood risk
- Schools
- Commute
- Lot size
- Future resale potential
Most importantly, look at comparable sales, not just the asking price.
What Does This Mean for Sellers?
If you're thinking about selling in the next 6 to 18 months, now is a great time to understand what your home could realistically sell for.
With an average of 57% of homes selling above asking across these five communities, there is clearly strong demand.
But pricing correctly from the beginning is critical.
A well-priced, well-presented home can create competition.
An overpriced home can sit.
The difference is strategy.
My Take
The Fort Monmouth area is going through a transformation that we haven't seen in generations.
Netflix is investing approximately $1 billion into the region, construction is progressing, and the surrounding communities continue to attract buyers who want the best of both worlds:
Career opportunities and the Jersey Shore lifestyle.
I think the next several years will be fascinating to watch.
